Eligibility for SIL and SDA housing is determined by the NDIS, based on your individual needs and support requirements.
SDA (Specialist Disability Accommodation) refers to the house itself, including things like wheelchair access, ceiling hoists, and sensory design features. SIL is the support provided inside the home, covering things like personal care, meals, medication, and daily routines. Not everyone needs SDA. Many participants live in standard rental properties with SIL supports in place. For participants with very high physical support needs, having both can make a significant difference. Nextt can help you work out what applies to your situation and we partner with leading SDA providers across Sydney to bring both together.
Our team will work with you to assess your preferences and needs, helping you find the best accommodation and support plan.
Nextt regularly updates our property listings and can help you find the perfect home to suit your requirements. Contact us today to start your journey toward independent living.
Readiness for SIL isn’t a fixed checklist and it looks different for everyone. What matters most is whether your loved one has expressed a desire for more independence, and whether the right supports can be put in place to make that possible safely. As your SIL provider, Nextt takes the time to understand your child’s routines, preferences, and what makes them feel settled before their new home. We also encourage trial visits and gradual transitions so the move feels manageable for everyone involved.
Nextt offers SIL accommodation across Greater Sydney, from Hornsby and the Hills in the north to Sutherland in the south, and west to Liverpool and Penrith. We also support participants across Burwood, Canada Bay, Parramatta, Strathfield, and Canterbury Bankstown. If you’re unsure whether we cover your preferred suburb, give us a call. We’re regularly adding new properties and can often work with you to find something close to where you need to be.
You can view our current SIL vacancies directly on this page using the search tool above to filter by suburb, postcode, or funding type. Our listings are a snapshot of what’s available at any given moment, so if you don’t see the right fit today it’s worth contacting Katie directly. She can search our upcoming properties and match your loved one’s needs, including housemate compatibility, location, and support requirements, before a vacancy is even publicly listed.
Yes, and you should always have input on this. Poorly matched housemates are one of the most common reasons SIL arrangements break down. As your SIL provider, we consider personality, communication styles, daily routines, hobbies, support needs, and noise preferences when matching housemates. You and your loved one will always have a say in the process. We won’t place someone in a home without a clear understanding of who they’ll be living with.
Yes. SIL is designed to support people across a wide range of disabilities and support needs, including complex and high support needs. Nextt has 20 years of experience supporting people with physical, cognitive, neurological, and psychosocial disabilities, many of whom require 24-hour support. We work closely with your loved one’s NDIS planner and allied health team to make sure the level of support in the home is appropriate, and we partner with specialist SDA providers when the physical design of the property also needs to be considered.
The next step is finding the right SIL provider and the right home. Get in touch and we’ll have an initial conversation to understand your loved one’s goals, daily routine, support requirements, and location preferences. From there we’ll identify suitable properties from our current SIL vacancies or upcoming homes, introduce potential housemates, and work with your Support Coordinator to develop a SIL proposal that aligns with the approved funding in the plan.
Please do, and don’t wait until funding is confirmed. Finding the right SIL accommodation in Sydney takes time, and starting the conversation early means you’ll be better prepared when funding comes through. We can help you understand what evidence and assessments typically support a successful SIL funding request, explain what to expect from the NDIS process, and keep an eye out for suitable vacancies in the meantime.
SIL is built around the participant. Your loved one should have genuine choice and control over what time they wake up, what they eat, how they spend their day, and who they spend it with. As a registered SIL provider, Nextt is required to uphold the NDIS Practice Standards, which put person-centred support at the centre of everything. Our support workers are there to assist, not to direct. If something isn’t working in the home, we want to hear about it and we’ll work to fix it.
Needs change, and a good SIL provider plans for that. Nextt conducts regular reviews with participants, families, and support coordinators to make sure the level of care in the home reflects what’s actually needed. We don’t wait for a crisis before reassessing. If a more significant change occurs, we’ll work with the NDIS to explore whether a plan review is needed to adjust funding.
It’s a fair and important question to ask any SIL provider. At Nextt, all support workers hold NDIS Worker Screening Clearances, Working with Children Checks where relevant, and current First Aid certification. We also invest in ongoing training around disability support, behaviour support, trauma-informed care, and medication handling. We put real effort into matching consistent workers to each home because we know that a revolving door of unfamiliar faces makes a genuine difference to how safe and settled someone feels.
Rather than narrowing down to one suburb, tell us your postcode and we’ll show you what’s available within a reasonable distance. Nextt has SIL vacancies across Greater Sydney including Hornsby, the Hills, Parramatta, Strathfield, Canterbury Bankstown, Burwood, Canada Bay, Liverpool, Penrith, and Sutherland. We also factor in public transport access when assessing properties, so your loved one can get to day programs, medical appointments, and community activities without relying on a car or on family for every trip.
